- Investment Security: These neighborhoods offer stable returns, often around 7% for long-term rentals. The investment is secure because properties in these areas are always in demand.
- Purchase Price: On average, prices in these neighborhoods are around €6,400 per m², above the average of €5,000 for all of Dubai. Prices reflect the demand and quality of these locations.
- Maintenance Fees: Approximately €50/m² per year; fees also depend on the building’s amenities and the developer.
🏠 Concrete Example: Business Bay
Business Bay is one of the most iconic Category A neighborhoods in Dubai. Located near Downtown and the Burj Khalifa, this dynamic area is also a major business hub. The latest available locations along Marasi Drive are being acquired by luxurious developers like Omnyiat, promising development comparable to that of Beverly Hills in Dubai.
A prime example of this transformation is the Burj Binghatti Jacob&Co, a residential tower under construction behind the Paramount Hotel and SLS. With the ambition of becoming the world’s tallest residential tower, its completion is expected by late 2026, adding a spectacular architectural touch to the urban landscape.
With prices approaching €6,400/m², Business Bay continues to see its prices rise. This trend makes Business Bay a promising investment for those looking to secure their capital while benefiting from ongoing market growth.

This value-for-money makes it an attractive option for investors seeking interesting medium-term returns.
- Dubailand: This neighborhood is particularly promising due to new infrastructure developments, including a planned metro station for 2029 in Academic City. Located about 15-20 minutes from Business Bay and Downtown, Dubailand is well-positioned to attract those seeking more affordable housing near Business Bay and Downtown. Prices here are also lower and are expected to double or even triple within the next 5 years.
